Managing a high-visibility roof replacement that serves as an active living space requires a delicate balance of heavy industrial waterproofing and clean, architectural finishes. For the South Shore project, the Globe Iron crew executed a total deck-down overhaul—combining a high-performance, tapered EPDM system with the surgical reinstallation of a multi-tiered structural paver assembly.
Engineering Drainage Beneath the Surface.
High-traffic sun decks are prone to severe water retention if the substrate isn’t pitched perfectly. The true challenge of the South Shore project was transforming a flat, failing outdoor terrace into a highly efficient drainage plane without altering the structural height of the living space.
Meticulous Asset Salvage
We don’t waste client resources. Our crews initiated the project by carefully removing, cataloging, and staging the existing heavy concrete pavers for future reuse, clear of the active construction zone, before implementing a controlled trash chute demolition down to the structural roof deck.
Subsurface Hydrological Alignment
To permanently eliminate standing water, we engineered a custom, layered subsurface insulation footprint featuring a high-efficiency tapered layout. This system was armored with a premium DensDeck cover board to provide an ultra-rigid substrate capable of handling intense structural loads.
Zero-Shortcut Penetration Flashing
Because sun decks feature heavy foot traffic and structural penetrations like canopy poles, standard flashing details fail over time. Globe Iron hand-applied advanced flashing membranes, commercial-grade sealants, and custom termination bars at all wall transitions and rooftop poles to create a monolithic, watertight seal.

Once the heavy-duty .060 EPDM rubber membrane was sealed, taped, and verified to manufacturer specifications, our master technicians reinstalled the original concrete paver system on an engineered matrix of adjustable pedestal supports. The result at South Shore is a perfectly level, beautiful outdoor living space backed by an iron-clad underground drainage network.
